Notice on the processing of personal data

Data we process
The data you enter in the form: location and features of the property, asking price, photographs, notes, first name, surname, phone number and, optionally, email and preferred contact channel. For security we also keep a pseudonymised technical identifier (a keyed hash) of your IP address, used to limit abuse.
Purpose and legal basis
To assess the sale submission you send us and to contact you if the property meets our purchase criteria (Art. 6(1)(b) GDPR: pre-contractual steps at your request). Protecting the service from spam and abuse is based on the controller’s legitimate interest (Art. 6(1)(f)).
Providing your data
First name, surname, phone number, municipality, property type and asking price are needed to assess the proposal: without them we cannot receive it. The other fields are optional. There is no automated decision-making with legal effects on you.
Photographs
Photographs are used only to assess your submission, are not published and can be viewed only by authorised staff. Metadata (for example GPS location) is removed.
Retention
Data is kept for as long as necessary to assess your submission and handle any negotiation; it is then deleted or anonymised. Exact retention periods will be stated in the final version of this notice.
Recipients
Data is neither sold nor disclosed. Providers that handle hosting and email delivery on the controller’s behalf may access it, as data processors. If a provider is established outside the European Economic Area, the transfer relies on the safeguards required by Articles 44-46 GDPR.
Cookies and measurement
The site uses necessary cookies and technical tools. With your consent, and only if enabled by the controller, Google Analytics, Google Ads and Meta Pixel may be used to measure campaign effectiveness; in that case where the visit came from (the ad’s utm_ parameters) may be linked to your submission. We never send photographs, the property address, price, name, phone number or email to advertising networks. Google and Meta may transfer data outside the EEA with the safeguards required by the GDPR. Details, the full list and management of your choices are in the Cookie policy.
Your rights
You may request access, rectification, erasure, restriction and portability, and object to processing, by writing to the controller using the contact details given on this page. You also have the right to lodge a complaint with the Italian data protection authority, the Garante (www.garanteprivacy.it).
